§ 6-365. Fire protection systems.

  • (a)

    General. All systems, devices and equipment to detect a fire, actuate an alarm, or suppress or control a fire or any combination thereof shall be properly maintained.

    (b)

    Fire suppression system. Fire suppression systems shall be in proper operating condition at all times.

    (c)

    Standpipe systems. Standpipe systems shall be in proper operating condition at all times.

    (d)

    Fire extinguishers. All portable fire extinguishers shall be visible, provided with ready access thereto, and maintained in an efficient and safe operating condition. Extinguishers shall be of an approved type and shall comply with the provisions of sections 906.1 and 906.2 of the International Fire Code 2006.

    (e)

    Smoke detectors. (Ref. O.C.G.A. § 25-2-40). Every dwelling unit within an apartment house, and every motel, hotel and dormitory constructed prior to July 1, 1987, shall have installed approved battery-operated smoke detectors which shall be maintained in good working order. Every new dwelling unit of apartment house and every motel, hotel and dormitory constructed on or after July 1, 1987, shall be provided with approved listed smoke detector's power from the building's electrical service. On or after April 1, 1992, every dwelling unit within an apartment house and every motel, hotel and dormitory shall have approved smoke detectors installed and powered from the building's electrical service and have one and one-half (1½) hour emergency power supply source.

    Smoke detector location. Every dwelling unit in an apartment house shall have smoke detectors mounted on the ceiling or wall at a point centrally located in the corridor or area giving access to each group of rooms used for sleeping purposes. Where the dwelling unit has more than one (1) story, detectors are required on each story including cellars and basements, but not including uninhabitable attics. In dwelling units with split levels and without an intervening door between the adjacent levels, a smoke detector is required on the upper level only provided the lower level is less than one (1) full story below the upper level. Such detectors shall provide an alarm which will be audible in all sleeping areas and shall comply with the provisions of section 302.9 of the Standard Housing Code 1997.

    (2)

    [Single-station or multistation smoke detector.] Every hotel, motel and dormitory shall have single-station or multistation smoke detectors installed in accordance with applicable requirements imposed under O.C.G.A. § 25-2-13. Install smoke detectors in interior corridors in existing motels, hotels and dormitories.

    Exception: Hotels, motels and dormitories which are protected throughout by approved supervised automatic sprinkler systems installed in accordance with applicable codes.

    (3)

    Tampering. Anyone tampering or interfering with the effectiveness of a smoke detector shall be in violation of this Code.

    (f)

    Fire alarm systems. Fire alarm systems shall be in proper operating condition at all times.
